What should a REIT ask an operator to show before trusting its reported numbers?

Direct answer
Ask to see the written definition of each reported measure, which system is the source for each, how disagreements between systems were resolved and by whom, and the lineage from each reported figure back to its source values. Also ask which figures were adjusted after close and why. An operator that can show these is reporting governed numbers rather than assembled ones.
Why this happens
A reporting package can be accurate arithmetic on top of inconsistent definitions. The questions above test the definitions and authority, not just the totals.
Asking for decision history, not only final values, shows whether the operator governs its numbers or reconciles them by hand each period.

The governance question
A defensible executive number has an approved definition, a known source authority, a recorded resolution of any disagreement, and lineage back to source. Disputed numbers should be shown as disputed, not smoothed.
