How do REITs monitor operator performance in senior housing?

Most REITs monitor operators through periodic reporting packages: census and occupancy, rate, revenue, labor, expenses and NOI by community, checked against lease or management-agreement covenants. Monitoring is only as reliable as the definitions behind those figures. Strong oversight agrees definitions in advance, receives source-level detail, and can trace each reported figure back to the systems that produced it.
Why this happens
Operators report from clinical, financial, workforce and CRM systems that measure the same community differently, so a REIT often receives figures whose definitions changed between periods or between operators.
Without agreed definitions and lineage, a REIT can see that a number moved but cannot tell whether performance changed or the measurement did.
