Skilled nursing and senior housing are not the same business.
SeniorCRE runs both segments on one operator-controlled operating record, but the diagnostic, the audit scope and the arithmetic are tuned per license type. This page forks operators into the flow that matches their license mix.
Flow A — skilled nursing operators (SNF)
Reimbursement is federal, assessment-driven and time-boxed. The flow covers PDPM capture, MDS timing and Section GG / NTA specificity, managed Medicare denials and Triple Check exceptions, days in AR, PBJ submission exposure, CMS Five-Star trajectory and F-tag patterns, QAPI follow-through, readmissions and SNF VBP exposure.
Flow B — assisted living, independent living and memory care (AL / IL / MC)
Revenue is private-pay and rate-driven. The flow covers care-acuity capture reconciled to the billable level of care, private-pay rate integrity across escalators, concessions and community fees, move-in velocity and Quality Occupancy Score, caregiver hours measured against resident acuity rather than budget, state licensure variance, and RIDEA / triple-net owner reporting.
Mixed portfolios
Operators running both segments do not have to choose permanently. The operating record is the same; the diagnostic sequence differs. Mixed portfolios typically begin with the segment carrying the larger share of net revenue at risk, then extend the same record to the other license type.
