Executive Operating Economics Model
What is fragmented operating information costing your portfolio?
Estimate the cost of reconciling conflicting operating information, compare your options, and evaluate the economics of an operator-controlled operating record.
SeniorCRE is the operator-controlled operating infrastructure for senior housing & care. Coherence before Intelligence. Designed, not yet implemented in any community — no production-validated outcome is claimed anywhere in this model.
Illustrative planning model — not a vendor quote, audited ROI, or guaranteed savings. Every figure is a user input, an illustrative assumption, or a calculated output. SeniorCRE readiness: designed, not yet implemented in any community; no production-validated outcome is claimed.
Step 1 · Six questions about your portfolio
Step 2 · What unresolved disagreement costs today
- Baseline reporting labor
- $221,760
- Exception resolution labor
- $19,800
- Annual recurring total
- $241,560
Baseline reporting and exception resolution are counted separately, so the same hour is never billed twice. Formula: communities × cycles/month × 12 × hours/cycle × rate, plus exceptions/year × hours/exception × rate, plus verified external costs.
Read the model through your role
Portfolio growth and institutional confidence. The quantified figures below are the cost of reconciling conflicting operating information; the strategic value of a record an owner or lender can trust is real but not monetized here.
Not monetized in this model: Institutional confidence, faster diligence, and a portfolio story that does not depend on who assembled the deck.
Scenario
Three options, comparable scope, 5-year horizon
| Option | Upfront | 5-yr nominal | NPV of costs | Payback | Break-even |
|---|---|---|---|---|---|
| A · Continue current processesLowest NPV | $0 | $1,282,475 | $966,868 | — | — |
| B · Build on enterprise toolingIncomplete — Horizontal platform license, Custom connectors, Internal staffing, Audit requirements, Infrastructure and security, Governance policy design not estimated | $750,000 | $2,399,342 | $1,929,572 | Not within horizon | Never within horizon |
| C · Adopt SeniorCREIncomplete — Intelligence modules, Integration fees not estimated | $150,000 | $2,319,767 | $1,772,169 | Not within horizon | Never within horizon |
The model never assumes SeniorCRE eliminates manual work: a residual reconciliation share applies to both build and buy. When the status quo or the internal build wins on these assumptions, the table says so.

0.35 = 35% of today's reconciliation labor remains. Never assumed to be zero.
Option B · Build on enterprise tooling
Platforms such as Collibra, Informatica and Ataccama support data quality, lineage, stewardship and governance. The question is the cost and effort of configuring comparable senior housing & care workflows on them — no competitor prices are stated or implied here.

How the status-quo cost is calculated
Annual recurring manual reconciliation cost equals communities × reporting cycles per month × 12 × hours per cycle per community × loaded hourly rate, plus exceptions per year × hours per exception × rate, plus verified incremental external costs. Baseline reporting labor and exception-resolution labor are separate terms, so the same hour is never counted twice.
How the three options are kept comparable
All three options — continue, build internally, adopt SeniorCRE — are modeled at the same scope and service level: upfront cost, recurring software, integration, implementation, staffing, stewardship, training, infrastructure, maintenance, annual escalation, residual reconciliation labor and transition. Any input left unknown is shown as “Not estimated” and the option’s total is flagged incomplete rather than silently treated as zero.
What this model deliberately does not do
It does not monetize REIT trust, hypothetical management contracts, or any revenue upside without evidence you enter yourself. It does not promise proven outcomes, and it does not claim that SeniorCRE capabilities are production validated. Revenue upside, when you choose to model it, is reported separately from cost savings.
Questions executives ask
- Is this model a SeniorCRE price quote?
- No. Every dollar figure is either your own input or an editable illustrative assumption, and the page says so wherever a default appears. Commercial terms are scope-specific and provided in a written agreement.
- Does the model assume SeniorCRE eliminates manual reconciliation?
- No. Both the build and the buy options carry a residual reconciliation share, so a portion of today’s reconciliation labor remains in every scenario. The model never forces a favorable SeniorCRE result — when the status quo or an internal build costs less on your assumptions, the comparison says so.
- What happens to the numbers I enter?
- Nothing leaves your browser. Calculations run locally, exports are generated on your device, and analytics events record only that a calculation happened — never the financial inputs themselves.
- What is the difference between the quick estimate and the advanced model?
- The quick estimate prices your current reconciliation workload from six questions. The advanced model adds a five-year (or 1–10 year) total-cost-of-ownership comparison across three options with discounting, escalation, growth, phased adoption, scenarios and sensitivity analysis.
