We removed every dollar claim we could not source. That was correct, and incomplete: a CFO cannot buy a method with no magnitude. So here is the method, the inputs, the arithmetic, and the number it produces.
Modeled contract-labor exposure
$250–$3,400 per licensed bed per year
Modeled range, not a measured outcome. Computed from the public inputs and formula published on this page as of August 23, 2026. It describes the size of the contract-labor exposure a portfolio is carrying under public-source assumptions — not savings SeniorCRE has produced, promised, or verified for any operator. Substitute your own PBJ hours, wage rates, and contract-hour share to get a portfolio-specific figure.
When systems disagree, the operator governs.
Before a briefing
An executive briefing is the right next step once the argument holds. It should not be the first step. These three surfaces are self-serve, and none of them gate the substance behind a form.
HPRD × occupancy × 365 days × contract-hour share × blended hourly wage × (agency premium − 1)
Six terms, all public. Substitute your own PBJ hours, wage rates, and contract-hour share and the arithmetic reproduces on a sheet of paper.
3 – 3.8 hours per resident day
Sets the labor volume a community must cover before any premium applies.

22 – 34 USD per hour
Establishes the internal cost per hour that a contract hour is measured against.

1.4 – 2 multiple of internal hourly cost
Converts contract-hour reliance into incremental cost per hour.

0.03 – 0.08 share of direct-care hours
Scales the premium to how much of the schedule is actually being bought outside.

0.8 – 0.9 share of licensed beds occupied
Translates per-resident-day arithmetic to a per-licensed-bed figure.

Substitute the four numbers you already have. The formula does not change — only the inputs do.
Across the portfolio you are underwriting.
From your PBJ submission, employee plus contract hours.
Occupied beds over licensed beds.
Your CNA/LPN/RN mix, loaded or unloaded — be consistent.
Contract hours over total direct-care hours, from PBJ.
Per licensed bed per year
$650 – $1,624
Portfolio exposure per year
$649,788 – $1,624,469
Computed in your browser from the inputs you entered, using the same published formula. Nothing is transmitted or stored. The agency premium remains a 1.4×–2× range because it is the softest public input — replace it with your own invoices before treating any figure as portfolio truth. This is exposure arithmetic, not savings SeniorCRE has produced or verified.
It is exposure, not recoverable savings
The range sizes what contract-labor reliance costs relative to internal hours. How much of it any operator can convert depends on local labor supply, wage posture, and scheduling practice. SeniorCRE does not publish a recovery rate.
Public inputs carry public variance
PBJ hours, BLS wages, and reported occupancy vary by state, setting, and quarter. The low and high bounds are deliberately far apart because the underlying sources are.
Contract premium is the softest input
Agency pricing is disclosed unevenly. The 1.4×–2.0× band reflects publicly reported ranges across the 2021–2024 cycle and after; it is the input most worth replacing with your own invoices.
No SeniorCRE outcome data is used
SeniorCRE is pre-production for operator deployments. No pilot, customer, or validation-exercise figure is included in this model, and none will be published here without dated provenance.
SeniorCRE is the operator-controlled operating infrastructure for senior housing & care.
