Every operator, REIT, and capital partner in senior housing & care has watched the same story play out: a generalized “AI platform” lands in the boardroom with a demo, and six months later the operating problem is still the operating problem — because the platform was built to be built on, not to run a community.
Palantir Foundry and AIP occupy that generalized layer honestly and well. They are serious products, used at serious scale, in industries where enterprises have the engineering depth to shape them. The question is whether senior housing & care is one of those industries, and whether the operator sitting inside the building is the right person to sponsor a multi-quarter data engineering program.
Where Each Platform Was Designed to Sit
Palantir Foundry is a horizontal data-integration platform. It ingests data from a customer's existing systems, lets engineers model that data into an ontology, and exposes that ontology to analytics, applications, and — through AIP — to language models and agents. It is powerful precisely because it does not opinion the domain: it works for defense logistics, hospital patient flow, manufacturing throughput, and financial risk. The trade-off is that every domain arrives empty.

For a pure-play senior housing & care operator or REIT, the amortization math rarely works.

A senior housing & care operating record is not just data plumbing.
