First 100 Days Acquisition Integration
A templated post-close integration playbook for senior housing acquisitions. Timing is gate-based: the institutional owner reads operator-approved evidence only after definitions, source authority, reconciliation rules, lineage, and acceptance gates are documented.
Days 1–7: map
GL chart, KPI dictionary, payer mix, ADL acuity, labor categories, and entity hierarchy are mapped to the governed operating record.
Days 8–60: onboard and reset
Operator onboarded to the operating record. Historical PCC / MatrixCare / Yardi / ALIS / payroll data ingested. Covenant package, REIT tests, IRC §856 evidence, and lender disclosure templates reset against the new entity.
Day 100: disclose
First board-grade rollup, lender disclosure, and LP pack generated directly from the operating record. Serial acquisitions are sequenced without losing covenant or REIT-test visibility.
