REIT oversight: the detail behind the portfolio surface
The argument lives on the main REIT page. This page holds the parts a diligence team reads line by line: how data is isolated, who the surface is built for, what changes for operator partners, and which workflows run on the record. SeniorCRE is pre-production; nothing here is a measured customer result, and operators can keep the systems they run today or deploy SeniorCRE for selected functions.
Institutional-grade data isolation
Every query is tenant-isolated, with multi-layer isolation enforced at the database row level on public tables and privileged-access helpers that prevent privilege escalation. A pgTAP test suite validates cross-tenant isolation, isolation coverage, and compliance audit access on every deployment — an internal engineering measurement, run in our own pipeline rather than certified by a third party. SOC 2 attestation is a stated goal, not a current certification.
Who This Is For
SeniorCRE is purpose-built for institutional owners who need standardized operational visibility across senior housing & care portfolios.
What changes for an owner when the operator runs on one governed record
When operator partners run on SeniorCRE, owner reporting is drawn from the same record the operator works in, on the same definitions — rather than assembled from exports after close. SHOP performance is authored at the community level; this is where it becomes legible to capital.

Dedicated REIT & asset-management workflows
IRC §856, RIDEA/SHOP reporting, 1031 planning and monitoring, multi-operator oversight, and post-close integration — each runs as a dedicated workflow on the same canonical operating record powering this REIT dashboard.
What the governed operating record is designed to support
These are stated design intentions, not measured outcomes. SeniorCRE publishes no ROI, savings, or margin-improvement figure, because there is no captured baseline at a named customer to measure against. Any figure here would be an assumption, and we do not present assumptions as results.
How owner reporting arrives today
Each format carries its own definitions, so comparability is rebuilt every close.
What the record is designed to hold
Definitions the operator declares, applied across operators. Records arrive today as operator-supplied exports; named vendor connectors are roadmap and not live in operator production.
